I have a rental in the Wairapapa. Needing to replace internal fire place, but someone suggested replace it with a heatpump. For resale value would you go for fireplace or heatpump?

As a rental I would be inclined to put in a heat pump rather than a fire place as there is less foul play that an go wrong with a heat pump than there is with a fire place.Fraser Wilkinson

One of my rentals already had a log burner when I bought it. Most of my tenants never used it as it was just too much hassle for them. I ended up removing it and getting a heatpump instead.

Places like that Wairarapa anyone can get firewood fairly easily.
however many can't pay their higher power bills.
So it depends on the tenants ability to pay.
Cleaning the chimney is a landlord responsibility as is cleaning the filters and maintaining the heat pump.
