Speaking from an investors point of view, I'm seeing a lot of fixed rent reviews at say 3% annual increase. Bank guarantees are common too if the tenant owns some real estate then their trading bank can to provide this security amount to cover 6-12 months rent.
You could ask for a reduced rental for the first year if you are going to be installing new fit outs. Some landlords would agree to that. Personally I do the fit-out for the tenant in return for top rent.
