Hi everyone, Hope you have all had a great Christmas. I have a bit of a tricky situation going on and would really appreciate all advice and help.
A single mother with 4 kids tenant (on W & I),currently in one of my properties has asked for her current partner (been together about 6 months) to be put on the tenancy agreement.
I have met with him to get full name, date of birth, current address (lives with his father). No driving license, so used his firearms license for photo ID. Talked about having a firearms safe installed in my property. Currently unemployed but gave me the name and contact details of his last employer.
I happen to know someone that works at the place he used to work at, so contacted that person. They didn't know of him as they started there after he had left, but asked a work colleague about him and was told that he was a heavy drinker and when drunk, can be aggressive towards women. So much so, that at last year's Xmas party, he was asked to leave. He dropped something heavy on his foot and that is why he left the job. I was also told that he has a couple of children (which he didn't mention to me)
I have also emailed his past employer but obviously won't hear back for a while because of the holiday shut down period.
I know that declining to put him on the tenancy agreement will not stop him from "visiting" the property on a regular basis.
My worries include that he will just move in anyway, he will have firearms on the property, at some stage, his kids will want to visit and may end up staying. There are 4 kids there already.
That he will be aggressive towards me when I do property inspections.
My dilemma is even if I decline to put his name on the tenancy agreement and he moves in anyway, how do I stop him living there?
The tenant's (his girlfriend) tenancy actually ends at the end of January 2018. Should I just tell her that I am not going to renew her tenancy?
Can I do that?
