  • dividing commercial property for two separate titles

Hi everyone, new to the forum so I hope I'm posting in the right section, I have a freehold terraced pub property which was originally two separate properties but at some stage has been opened up as one and has one separate title I now have approved plans to separate the building and apply for a title on each separate unit I know that I would need a solicitor but just wondered if the procedure would be straightforward or would there be any possible problems to look out for .
    appreciate any advise.

Need a lot more information here.

You say it's a pub? Still operating? Or not?

You sure there isn't that other title kicking around somewhere?

    How old is the building?

    What sort of construction?

And then if you do have to create another title, the lawyer is the very least of your problems. it's all the stuff you will have to do to meet resource consent and building consent conditions. This can cost a lot. But very dependent on the property.
    Squadly dinky do!
