    last week's auckland apartment auctions were pretty grim as vendors are reluctant to drop reserves from the 5%? down on peak they were prepared for, but not the 10%? down on peak the few cashed up buyers are looking for

    but well priced apartments in good buildings still go very FAST, as the market is pretty well educated...

    this week a few apartments popped up where OS owners seem to have suddenly decided to sell

    perhaps because they feel the market is just past peak
    perhaps before the dollar drops any further
    perhaps because they were bought within the last 5 years and selling now would avoid the mooted change to the tax brightline

    many labour voters want a pretty steep drop

    Also as someone pointed out today a lot of the low quality schools in the firing line are in or around the CBD.

    We still will have 40K net immigration tho

    Most are predicting rents to increase as minim wage pushes up costs throughout NZ. That and people simply paying down principal *should* get folks through this negative gearing thing IMO. Some investors will be in the negative but MOST own only 1 rental.

    As ross says interest rates... I'm locked in for a long stretch and if rates look like going up I'll probably break some and extend for even longer.

    I do wonder if you have the same definition of cash flow positive that I do. 100% finance and all costs covered by the income. They just do not exist outside distressed markets.

    Off topic question, but what do you mean by "market is pretty well educated" - is that in relation to knowing which buildings are 'leaky', or just more knowledge around apartment titles, leasehold vs freehold etc.
