I'm just starting out in the commercial world and have a very basic question:
When doing rough calculations to determine yield, do you include or exclude GST? for example if the rent is stated as $70k pa net + GST, would you take the $70k, or $70k + GST as income to be divided by purchase price?
When the income is stated as $70k pa net + Opex + GST, what type of Opex costs are common?
