Buy and hold of centrally located properties has been our strategy for close to the past decade.
We have amassed two rentals and our own home. Circa 2 million valuation.
We now have two kids under the age of five and the wife has project management career skills in commercial property so is more than capable of looking after tradespeople etc for renovations which we have done on both our rentals since purchasing.
However we are hesitant to get into trading. Why risk what we have built when we could wait another decade and property cycle and be well set up with 5+ properties by the time we are 45/50.
Anyone got into trading and regretted it? Did it put your whole portfolio at risk? Is it as lucrative as it seems or is property trading not worth the hassle and simply stick to the well known and simple strategy of buy and hold.
Idea is to speed up the wealth building process and use profits from trades to pay down mortgages on buy and holds. Plus flexible line of work for my dear wife who would rather not go back to a full time project management career.
How do you know if trading is for you?
