I removed that because Sian apparently considers it offensive.
But deleting a chunk of what was written so that sentences that were not juxtaposed now are is still a misquote.

It got me looking at your blog link. Content - Its excellent . I would love to see some of your angle published in the NZ Herald as the reporters covering the poverty stories just paint a constant picture of bad landlord, poor tenant. I suspect they are all a wet pack of socialists.
FlyerNZ you dont need to upgrade the switchboard which will be quite costly . A simple RCD socket is all that is needed in the bathroom area but applies only if you are upgrading the existing socket. The RCD sockets are quite expensive around $129 from memory.Last edited by mrsaneperson; 04-10-2017, 06:40 PM.

Apparently what I propose does not need any consents. I can do one of two things:
- just go ahead and do it. End of story.
- Just go ahead and do it, and on completion lodge an "Application for Exemption from Building Consent Requirements". This requires two copies each of the plan before and the plan after and payment of $453.00. This way the mods end up on the property file and saves hassle if anyone stickbeaks later.
the first bit was correct
the second bit contradicts the first you only need apply for an exemption if a building consent is required.
Perhaps what they meany was a schedule 1 report? This details work done legitimately by the owner in reliance of schedule 1.
Auckland council have a form for this.
but it doesn't need two sets of plans and cost is scanning fee $190 with no approval required.
Regards the electrical work this is energy work that is self certifying. The registered electrician issues his own paperwork.

FlyerNZL, the council are often helpful when you first speak to them, in my experience.
But then when you go to lodge the exemption from building consent the brown stuff hits the fan.
But you say, I spoke to Mr XYZ on dd/mm/yyyy and he said I didn't need consent. And they say "Oh he nover should have said that, he's wrong. Now you have to pay..."Squadly dinky do!

You send in an email with a summary of your conversation and ask them to reply if anything is not correct otherwise you look forward to a smooth processing of xyz. I've done it with a bank and just yesterday caught up with a mate wgo has done it with a council. Not binding but it shifts a lot more onus on to them to verify at the time instead of changing their mind later.Free online Property Investment Course from iFindProperty, a residential investment property agency.

Well ideally you get that response via email in the first place.
But of course they can still turn around and just say that staff member shouldn't have said that, or they don't have the authority to say it etc.
But it will probably be fine. I'm just negative on the council because of my past experiences with them.Squadly dinky do!

Hi all,
I have a similar question. We have a 4 bed 1 bath house with separate laundry. We also have a rumpus room that was converted from a double garage in the 70s. This rumpus room opens to an indoor pool room and a small changing room that contains a toilet and hand basin. There is cold water plumbing to the pool, toilet, and hand basin.
What we want to do is move the laundry into the rumpus room against the wall which backs onto the changing room, and utilise the existing plumbing and drainage. Is this exempt because we are eliminating the laundry tub inside and adding one in the rumpus room, so the total number stays the same? We also replaced our kitchen inside and kept the old cabinets and sink; can we use these for the new laundry in the rumpus room or does it need to be a laundry tub? Hoping we can use the old kitchen so it can double as a bar area.
Finally, would we then be able to get consent to turn the old laundry into a second bathroom, given that we moved the laundry as exempt work?
Thanks!
