Just after some advice here, I have a unit which is currently rented out but the tenant have decided they will be moving away from the area due to financial reasons.
They have not given me the 21 days notice but I have received calls from other Letting Agents asking for a landlord reference from me regarding them. They also have advised me that they are looking for another place but again have not given me the 21 days notice. All intentions at the moment "seems" like they will be moving out but no date set (they have said they will give me 21 says notice once they find a place).
My question is, what are my rights as a landlord with regards to looking for new tenants while they are still there? I have not let anyone look at the property yet nor given out the address so no one has been disturbing them so far.
Also is it within my rights to ask the tenant for a certain day (maybe an hour on a Saturday or something) to let new tenants come through and have a look at the property? Some of these other tenants really like the property (based on photos provided) and are happy to wait a couple of weeks to take the place.
