Has anyone had any luck in getting HNZ to inspect their properties?
I have been trying for months to get my lease manager to provide details of the last time my property was inspected, but she is refusing to give me any information, citing privacy. I suspect they never do any inspections, despite their website promising annual inspections. This is extremely concerning as I am vulnerable to damage by tenants, and potentially invalid insurance. My insurance requires that I inspect my property every 3 months, so I am now doing the inspections myself, but it is extremely time consuming and frustrating. Even more frustrating, the law says that the tenant doesn't have to be home when I do the inspection, but HNZ says that the tenant does have to be home, so I am constantly having to pin down the tenant for a convenient time.
HNZ charge the same as a commercial property manager, but do not offer the same services. I have written letters of complaint but I haven't got anywhere.
I would strongly recommend AGAINST renting your property to Housing NZ unless you are happy to inspect it yourself every 3 months. I will definitely not be renewing the lease.
