Apologies if this is posted in the wrong thread? It's my first time posting here (long time reader!).
I've been looking to buy my first home in Auckland for the last ~12 months (to occupy). A rather fruitless search with plenty of disappointment...anyway! A property has just come on the market, good neighborhood, and a good price (too good to be true), the catch - it has no CCC. The property is one of 3 freestanding townhouses all constructed at the same time as part of the same project (they're all similar look/same building materials). The other two have CCC, however this place doesn't.
The story that the real estate agent spun, was that the process for obtaining a CCC back then was different (?) - it had to be submitted within a specified time-frame, of which the builder of this property (or person responsible for submitting?), never did. The property has been priced around $150k less than market value because of the fact,
It's freestanding, constructed of concrete and cedar - relatively sturdy and has had one owner for 25 years - an older lady who is now selling to move into a retirement village.
I wanted to seek advise from people on this forum who have more knowledge on CCC, and what it means to not have one... Being kind of new to all this, I don't want my excitement for the houses prospects to potentially make a terrible decision.
If anyone here has any experiences, or advice, i'd be most grateful to hear it.
