this link to a govt website doesn't reference how much you're allowed to remove but does provide guidelines on how to remove asbestos yourself - by providing this information it is inferring you're allowed to remove it.

Looks to me that you can remove any amount you want rather than just 10sqm.

You might be right. Not sure where I got 10m2 it might have evolved from thinking I can remove small amounts without too much issue.

I am building a minor dwelling behind a property i own and an excavator operator found sheets of Asbestos under the ground, has just cost a mind blasting $18K to have it professionally cleaned.

I'm still feeling kinda dizzy at the thought of IT.

    why did you remove it?

I believe that the authorities were informed so I was in a position that I had no choice but to clean up.

The upside is that I can Carry on with the Minor Dwelling.

If it makes you ^^^ feel any better, my clean up bill was nearer $30K.

As soon as anyone on site notices anything that may be ACM (asbestos containing material), under the HSAW act 2015 they are obliged to report it, which means work stops, and Worksafe turns up. Then things start to get reeeeally expensive.

The long story short is, get it cleaned up by a professional or you risk spreading the material and making the problem infinitely worse. I've heard of an entire house lot going to landfill (the expensive haz-landfill type too), due to the crumbly ceiling stuff being distributed throughout a house. Given that the fibres are microscopic they move around quite freely.

The second problem is finding a professional, as the industry is full of cowboys....rather a lot like the stories we've been hearing surrounding meth....Once you find one, the problem will subside, as will any profit for you.

My advice to the OP is get multiple quotes, and make sure they have good liability insurance.

ok, so the latest quotes are, $4.5k for removal only, sealing and paint on top. The other quote was 30k, full removal, no paint.

The 2nd quote IMHO is just a rip off, I sent them a question to try and get a breakdown of costs and time to complete the job. Suffice to say no reply yet!

I would say then that this is not regulated and contractors can make up whatever quote comes into there minds! No wonder costs to build etc is sky rocketing.
