I wonder whether you have gone through this and could give me some advice.
Tenant damaged 4 rooms and hallway.
Insurance will not pay for just 'dirty', so it is more likely they won't pay for the hallway, but will pay for the 4 rooms. Excess is $500 EACH room.
If we use insurance, the premium will likely to go up. 10% if it does.
If we bring the tenant to TT, she will refuse to pay and even if TT is in favour of us, it may be difficult to get the money back.
Tenant refuses to pay for the utilities and that itself exceeds the bond.
In some way, I do not want the tenant to get away like this if I do not bring her to Tenancy Tribunal. Neither of us signed on the bond refund.
