Yes to insurance handled by BC. Normally covers the common areas and the building envelope to halfway through the exterior / interior gap. So unit owners may want additional insurance.
Personally I would not buy with a BC, prefer to retain control. I did buy a unit in a small block and it was not easy to deal with the other owners. (Eventually I bought them out and as I am now the BC Committee I run the building the way I want to. Probably not possible at 57 Boulcott LOL.)
Changes to the UT Act are on the way this year just FYI.
Yes. That building is a mess though with individual apartments all doing their own weathertightness repair work. Take a look at the outside and you can see where patches have been repaired.
