A property I am interested in was recently listed (outside of Auckland,though not so important here). Property is for sale by tender, unless sold prior.
I was overseas at the time however arranged a viewing 4 days after the property went "live"on the market.
At the same time, 4 others seemed to be rushing into the property which is very odd,again this is not Auckland (rather Wellington) and frantic people rushing to view properties 4 days on the market, lunch time during the middle of the week is odd.
This is an agent I have worked with before and bought with before, however another agent "owns"the listing. I was told as I walked into the property that interest had "just" been called and I had until 5pm to make an offer. "The property will go for well above asking price". I politely declined the invitation anf said I had been awake for 36 hous straight coming from abroad and in no place to state of mind to make an offer. In reality, I felt highly pressured in a medium pressure market and have had this experience every time in the past when indicating interest in a property.
I was told that evening that in fact the time period to make an offer had been extended to lunch time the next day, so if I changed my mind I could still place an offer. Smelling something fishy, I again declined.
I see the property is still on the market 6 days after I was told calls for interest had been requested. I do get along well with the agent and respect the way they have worked with me in the past however I smell a rat here. Perhaps I am paranoid?
Is this a common agents selling tactic?
