    Hello all,

    We have a property that has multiple units on it. If one of the tenants sent us a photo of another tenant using drugs on the property what would be the next course of action?
    Do we go to the police?
    Sorry to be so naive on this. The tenant in question has always been a good tenant but recently has been having a few parties. Do you evict someone for bringing drugs onto the property?
    Thanks for any help you guys can provide! With all this talk of meth it feels like this could turn into a nightmare in the worse case scenario!

    Request access to undertake a lab based meth test and if it's a periodic Tenancy I would issue a 90 day notice . If initial screening composite meth test comes back positive you will need to do individual room by room tests to establish if Ministry of Health trshold is exceeded. If it is you can issue a 7day notice to vacate under Sectio 59. If you issue the notice the rent must abate (decrease) immediately. Only individual room by room meth test results can be referenced against the MoH threshold. If it's cannabis use you can't really test as it's expensive. Just issue 90 day notice in that case provide its a periodic tenancy

      Thanks so much for that info! It's a fixed term tenancy. Is giving 42 day notice and citing renovation an option? We are hoping to Reno this property within a year.
      On the other hand. If we test now do we have to inform tenant we are testing or do it at the same time as a routine inspection?
      Is there no immediate eviction if meth use is prevalent?

        I'd ignore the photos and just continue with your normal property manager processes.

          You say it's fixed term so you can't end or give notice without tenants agreement or TT order.

          Worst case scenario - he passes out while spotting and burns down the entire complex. But what are the odds of that? Maybe it's time to hire a PM.

            What drugs? Having a joint? Popping a pill? If it doesn't affect you or your property then do nothing. If it's meth then make sure you've got your insurance based ducks in a row.
