Unfortunately due to the requirements of the Council and legislation you now have to spend buckets of money on getting a set of drawings produced by someone with an LBP Design to submit with the consent application. Some engineers have LBP Design and if you can find one that works for himself then that would be the cheaper option than going through a Company. Not sure if that is a cheaper or more expensive option though.
If you insist on not seeking the cost effective route dont complain about the cost?

that is why schedule 1 exists and the average home repiling can be done without consent if done in stages. It still has to comply with Building code but most competent contractors should be able to do this for a simple 1 story house. if they caant demontrate competence dont use them.

A repile can absolutely be done in stages, and two of the quotes indicated this was a possibility. They made it very clear that it will also result in a lower quality outcome, but that it may not be significantly worse.
If anything, I'd say this demonstrates extreme competence. And I'll trust their advice that a better job will be done when it's all done at once. This, as you'll know, requires compliance with the consents process. One mentioned that having the consents on file at the council may be better for the value of the house as well; but we're never intending to sell so that's less of a concern.AAT Accounting Services - Property Specialist - [email protected]
