Its our second week of house hunting- so far been to about 20 open homes and wanted to share with everybody what we are seeing on the ground. Be interesting to see if other people are noticing the same:
- Still good demand for sub $800k houses within 20kms of the city and good transport links. Seems like FHB are active in this market with less investor competition
- A lot of auctions passed in, when we were looking for our first house in 2014 this was comparatively rare
- A number of houses priced at a $1m and above are not getting many offers. Saw three today and the agents felt that the vendor expectations were far too high but they are now keen to be flexible with price
- Strong demand for anything in Gladstone Primary /MAGS zone- Asian and Kiwi families driving this
- 3 other people were the max number of others I saw at any of the open homes in the last 2 weeks
- Seems to be getting harder to sel x lease/ shared driveaway homes
All in all its totally different to the atmosphere in Dec 2014 when we bought our house and Oct 2015 when we bought our investment property in Hamilton. I know it gets quieter in Xmas but surely this is a sign that the market is beginning to fall?
Any thoughts on this from others who are looking to buy and sell?
