    There is still an awful lot of cash around, I have spoken to a couple of people who have been purchasing comm at 4-5% and know its terrible yields but what else do they do with their money?
    Actually that's a cool question, if you were debt free and I gave you a couple of mil that you didn't need or ever will where would you invest it

    Are these NZers? Or people coming from overseas with money?

    And regarding your question, I often ask myself this too. Basically everything is really highly priced just now, and has been for 5 years or more.

    At that end of the market you can create a lot of value. I'd to do some add-value projects and then lock down some blue-chip properties.
