I have been out of the property investment game for about 5 years and wanted to know in regards to property trading, what the other clauses are required on the S&P agreement for a flip? And to ask a real noob question, how does the financial transaction work between the real estate companies?
As a previous buy and hold investor, the legal structure and S&P clauses were a lot different.
We’ve been offered a property 60K below market value and want to flip it as it doesn’t suit our needs at present. We would get this property under offer with an 8 week settlement to allow plenty of time for due diligence, lawyers and listing the property privately.
