  • Agent for Auckland CBD Apartment?

    Hi Everyone,

    I'm selling my big Auckland CBD apartment after Christmas and have spoken to a few agents, but I just wanted to see if anyone had any recommendations? It's a renovated owner occupier size flat just off Queen Street.

    I've whittled it down to Ray White or The Apartment Specialists. Both seem good to me.

    How do you decide who to go with? Anything that's been a deal breaker for you? What should I be looking for?

    Thanks so much, it would be good to get some direction as I know nothing about this market really as I've only ever sold a family house

      I have dealt with Mike Campbell at Barfoots.

      First residential real estate agent to tell me a lot about a property - and every word of it was true.

      Normally they get all sorts of things wrong.

      Mike is an ex cop too, so that may be why he's good with details, and honest.

      He sold an apartment in town for me a while back and got over my asking price by a fair margin in 2-3 days.

        I thought it was better to have one to start with as they'd be more committed to me. But like I said I don't know how it works really. I'd like to think that they'll do a good job considering they'll be taking 25K from me.

        I like the sound of Davo36's ex-cop tho, although I have known some dodgy ones too but that's a long story

          a lot depends on what type of apartment it is

          or more specifically which group of buyers you expect to pay the most for it

          you say it's "renovated/owner occupied, just off queen st"

          if it were a character building, say the QVB, old st.james or on vulcan lane

          you'd probably best start with an agent who specializes in that kind of stuff selling to mainly older kiwis?

          chinese buyers tend to prefer new over old


          but if it were on the west side of queen, a converted old office building or something on hobson

          you most likely buyer might be indian, chinese or others

          so may be best left to a well connected chinese agent

          or if it's something an investor may be interested in there are auctions

          and don't be afraid to see what kind of interest you get from a listing on tm

          if you found someone keen to buy for a price you were happy with you could approach several agents and negotiate on commision seeing as you'd already found a buyer
