    Hi Patsg

    What I would do is if you have a moisture meter go and test the property yourself to see if the house has defects which are contributing to the mould. Don't let the tenant see the readings unless its 'dry'.

    So essentially ascertain if a) its the tenants living style or b) if its a defect with the house that is causing the mould.

    If its a defect with the house it could either require a plumber or builder or both trades as at times it can often be a leak.

    Without sounding prejudice though a lot of the time its the living style that causes the mould....

    seem to remember all new homes in japan

    must have active ventilation systems in every (bed?) room

    usually a small 10?cm fan high on an outside wall running 24/7
    have you defeated them?
