    I need an appraisal for current rental in Auckland, Have approached a couple of the local agencies, and they don't want to get involved if the property isn't up for management, desperately needing help as I'm in a fixed term rental nightmare,

    If you are the tenant, there is nothing in it for them, to give a rent appraisal.

        Give us a rough description and the street name we can give you a reasonable idea on market rent.

          Some PMs will do an appraisal if you pay them for it. Have you tried that?

            Besides ethics, what stops you just telling a PM you own the place and are looking to increase the current tenants rent, and maybe get managing services?

              Because most (I'd hope; I certainly do) PMs would check property ownership records and soon see something's not adding up.

              OP; ther's nothing wrong with being upfront, tell them why you need the appraisal. Yes there may be a fee but its you who could be benefitting.
