I am still buying in Jacksonville FL. We are paying about 20% more than we were 5 years ago, however still great cashflows (15+% gross return)

I am still buying in Jacksonville. They are in the middle of their upcurve so yeilds are down a bit 13-14%. If you are going to buy now is a good time. Leave it another year and you will have missed out on the end on the recovery phase
