  • Benefits of separate titles?

    Hi guys, with a sausage block of flats what are the benefits of splitting into separate titles? A gain in equity? What would the cost involved be for 3x units?

    Also, would potential development with the unitary plan make this type of thing a waste of money?

    Thanks guys appreciate any insights or opinions.

    I did it once with a block of 12 units. Benefit was value went from 900K to 1.7 mil so could borrow against the equity. Negative was huge rates increase so yield went down. Once we decided to keep them permanently we are now cancelling the unit titling to increase cashflow again.

      Thank you for the insight Bobsyouruncle. I didn't know you could change them back again! What was the cost involved for you to split them? Any requirements or criteria you had to meet to be able to do so?

        Cost 12 grand. You have to comply with fire rating and parking. On my units there was no work required.
