I was having a conversation yesterday about investing in Student Accommodation in Dunedin, just before I actually saw an article about it in Property Investor. Anyway my wife brought up some things that confused me and was wondering if there are some differences between what I experienced when I was at uni to today in NZ?
When I went to uni in Birmingham, England (long time ago). The house my friends and I rented was actually on a room by room basis, and our parents also had to guarantee the rent. The rental period was for a full 12 months as well. Are rentals the same set up here?
Also there were some landlords that would only rent to girls (boys rightly viewed as higher risk in my day and experience), these houses were generally in a lot better, more modern condition with nicer kitchens and bathrooms. Is that allowed or another sleazy landlord article for the Herald?
My thoughts were to have a look for a character 4/5 bed villa close to the university, and work with an interior designer friend to modernise/furnish it towards the female student renting market, including putting in extra bathrooms etc to maximise rental potential.
Keen to hear the thoughts of the experts on here though.
