Hi everyone, I'm selling my investment property in Christchurch and am inexperienced at this so would really appreciate some advice.
I got a few property market appraisals done, most of them around $550k, and engaged an agent. They held a couple of open homes (no price, deadline sale), and then advised me that a lot of properties had just been put on the market and I should put on a price of $499k or withdraw. So, I put it on at $499. Now, one week later, they say I have to be prepared to take an offer of $410k or withdraw and they'll let me out of the 3 month contract.
I realise there is an element of reducing my expectations, and trying to get a quick sale as for the agent turnover is what is most important.
What I don't know, is whether there is any element of truth in what they are saying.
Is there anyone familiar with the Christchurch market who knows if there is a glut currently? Or the extent to which houses are selling below RV?
Or are there any experienced sellers out there who can make any comments around just leaving a property on the market, or withdrawing it for a time and then re-listing?
