Hi All,
I have a house with the section of 675m2 with a drive way all the way to the end of backyard/section. The house size is 110m2 and located at the very front of this section (built in 1965).
So there is still 320m2 of remaining section left including the drive way.
Around this area, it's quite easy to find out two houses (cross-leased) in the same size of section (675m2). Also easy to see houses with minor dwellings.
At the moment in the right in front of my place, one of neighbours just started building up a minor dwelling in his backyard.
So this gives me an clear idea what I could possibly do with my backyard.
But here is my question comes up. Would it be a better idea to wait for Auckland Unitary plan becomes operative instead of building a minor dwelling now?
This area will be part of Mixed housing Suburban zone and according to this plan, I could build another dwelling in 300m2 size of section as long as it meets the following conditions.
Would it be a feasible idea? Still not sure about the chance of Unitary plan will be passed too. I am sure that there are a number of people are having similar idea as me.
What's the best option, fellas?
Within the Mixed Housing Suburban zone a density of one dwelling per 300m² applies where:
a.the site has a frontage of at least 7.5m in width for each dwelling and is the same width for the length required to accommodate the proposed density
b.each proposed dwelling is setback at least 4m and no more than 5m from the frontage of the site.
