      8.75% for 1 property, 8% for 2. Could be slightly cheaper for 3 and more

              We refer clients to Pam Jones, also Jenna at LJH who looks after my rental. Don't worry what folks charge you. 0.5% difference either way on fees is about $75 per year. 2 days extra vacancy. Hire the best possible manager you can find.

                This is such a good point, and one I've only recently come to grips with myself.

                It's the first 6% or so that really hurts, but all managers charge that no matter how terrible they are. The extra 1-2% that separates the great from the awful really doesn't work out to much at all.
