I just helped do some painting for a friend who had her particle board floor completely eaten by bora so badly in some areas that the carpet was literally the only thing holding you up(it was like a trampoline)
Those areas were like wheat -bix --she has had those areas replaced but the real issue is that in terms of the future ,the floor was put down first and everything(walls)put on top--so even if its empty and old carpet is taken up its impossible to get to the board under the walls.
Any suggestions other than completely gutting the house (walls)etc and starting from scratch?--Not sure the house is worth it.
My first thought was to pull off the insulation under and put a borer bomb while the tenants are away.
