    Hi there,
    not a property investor yet... although I'm saving and into it.

    I'm looking to secure a 1 year contract for 2016.
    Not sure if this is the right place to ask but since I'm feeling a bit hopeless from what I'm finding on trademe I thought: why not giving a shot?

    Current place I'm renting is in Mount Cook and it's quite a nice place to be fair, presumably hard to find for the price.
    It's a sunny (on the summer) 4 bedroom (3 of them quite small, no wardrobe), deck and yard, right next to Massey which I share with flatmates and a family member but been pretty much the main holder i.e. a pay the cost when a room gets empty.

    About me:

    - I'm a 30 year old IT engineer professional and I will be moving with another family member.
    - I never missed a rent pay. Ever. Got references too.
    - I look after the place, keep it nice and clean.
    - Non smoker, and if have flatmates they will either not smoke or smoke outside.
    - Not a pet owner, nor want to be any soon.

    The main reasons I'm looking to move are:
    1. The current place is too cold and damp in the winter, I need a warm place
    2. My mother and sister are coming to visit for two months and I need a spare room for that time.

    What I'm looking for:

    - A warm place
    - A 3 or 4 max bedroom place (it all depends on the price), doesn't need to be fancy
    - Whiteware would be great
    - Possibly reduce my renting costs so I can save more, I know it's hard
    - Prefer to deal directly with the landlord. Current one is awesome!

    Location:
    I'm looking for a good price so I understand it will be probably too much to ask for Mt Vic/TeAro/Mt Cook/etc so I guess Newtown/Thorndon/Kelburn are the favourites, can't go much further than that.

    Ideally I would be moving between mid January and mid February. My current lease finishes in Feb.

    If this interests you and you have a place, or know someone who have please leave me PM and we go from there.
    Also, if you have a suggestion on where to look, please let me know.

    I'm not sure if this is the right place for you to ask either, but I do like the approach! If I had a place in Wellington I'd certainly look positively on this.

    One thing I could suggest is advising an approximate budget (maybe with a "preferred" price and an "upper limit"). That will help others on the forum give a better indication where to look.

        Good on you mate! Wonder if you could buddy with a buyer, you choose the place, they approve and then you rent direct....another approach!

          Now that is something I could be interested in. Want to buy something in Wellington in the next few months. The main problem I could foresee is that a potential tenant may be looking on different criteria than a potential landlord. And probably wouldn't be happy to know the yield he ends up paying!

            Ha ha ha...guess I was thinking of mutual agreement...could possibly work with the right duo! Best of luck to you....I admire creative approaches...

              I guess an investor minded tenant would understand why an investor landlord is doing it - I think it's a give and take
