    Default Ways of finding good property deals - private sales

    Im having troubles finding good property deals (looking in Tauranga)

    Can anyone recommend any ways of being able to find good property deals before they hit the market?

    I get the feeling that i need to buy before they go to an agent, when they do the agents take the great deals or send it to their mates or they go to open market and everyone will have a go then

    Any help will be appreciated

    deliver flyers around or post ad online or on local newspapers to get potential sellers to contact you

    Thanks Isaac, i have done some flyers but no bites, i think they most be tenanted. Anyways around this?

    some tips:

    - google ads to "we buy houses fast" website
    - shop window ads (corner shops)
    - local newspaper ads
    - car signs "we buy houses"
    - boards on your existing property "we buy houses board"
    - leaflet drops
    - leaflet drops in front of NW
    - facebook ads (maybe, can be expensive)
    - direct mail to derelict house owners (ownership info from title, etc)

    There is one main reason you are having trouble finding good deals.
    Owners of good properties in Tauranga are not as silly as you hope.

    Hopefully those who were a bit naive will wise up a bit after viewing TV3 Story.

    Hey Speight,

    once I bought a property 20% below market value in a cut throat environment of central London, where no one thought its possible. I spent a fortune on google ads to get it but the discount was 5times the spending.
    you never know, also, always offer something extra, it is not always about the money! I can not emphasize it enough!

    for example the owner of a dirty, smelly, disgusting house might dont want agents and buyers around and simply put they are ashamed of themselves. Rather sell privately, even its not the best financially for them.

    sometimes people die and relatives dont want to renovate, or have neighbors around to sniff out how bad circumstances their grandma lived, so many reasons other than money.
    and I did not even touch sale and rent back.

    happy to help, did a lot of private buys, actually 90% of the buys I did was private.

    I once offered to let the vendors keep the sliding door which had their kids growing heights marked onto it.

    I still like vendors receiving competent, professional and independent advise when they are selling however.

    I think you are mixing up the two things here:
    in private sale, as in any other type of sales processes, the vendor uses his appointed legal aids (solicitor, financial adviser, etc)
    so receives independent legal advice, the very same advice if He was going through an agent, or a public sale process. I doubt any agent provides an independent advice anyway.

    Further, I always provided independent valuation with my offer, and been up front of the fact that whatever the value is, I pay 80-90% of that.

    Re: RE Agents. Many of them are dodgy and collude with their friends.

    I once had a property investor turn up on the weekend at a commercial place my business was leasing. He was interested in buying the building. We had a good yarn and I told him about the 'issues' with the building. He offered to lease my business some of his space. He didn't trust RE Agents either.
