I am a first time seller and I need quite a bit of advice on how to choose the right selling agent and other related matters. I am based overseas and the property I am looking to sell is in Lower Hutt which makes things a bit more difficult. I have listed my questions below and I will greatly appreciate advice from the experts and those who have gone through the process recently.
· How do I decide which agent is right for my property? e.g. is the company/agent with the most number of listings in the area the one to go to? Will this mean they will focus less on my property as they are stretched already? Any specific suggestion in Lower Hutt?
· What should the selling fee be? How much is right to pay whilst not compromising on a good job? Should it be % based or a set fee? A quote I got last year was 3% inclusive GST of selling price, this sounds too much to me. How much should I normally be able to negotiate?
· Should I expect other costs? E.g. advertising etc. Who should pay for it? Agent or me? Can I negotiate this?
· What sort of photography, preparation would you suggest to generate maximum interest? Who pays, agent or me?
· Would you suggest any cosmetic improvements that one should make as standard when selling a house?
· Would you suggest any other methods to make my property more attractive to buyers compared to others in the area? Any tips or tricks? May be with the agreement, settlement terms etc.
· Would you recommend or advise against doing a silent listing? i.e. listing without advertising where the agent contacts buyers on his database only. I am testing the water at the moment and want to be careful of not appearing desperate.
· What is the best way to ascertain the realistic value of the property? A price that can well and truly be achieved within four weeks of listing. Can you please suggest an alternative to a full registered valuation?
· What is the best way to sell in the current market in Lower Hutt? i.e. normal sale, auction etc. Any advice specific to Lower Hutt and the Western Hills?
· Should I list with multiple agents or sign an exclusivity agreement? How long after listing should I be worried if I do not generate enough serious interest or not get the desired offers? At what point should I withdraw the listing?
· Are there any risks/fine print i should be aware of with the agents or throughout the process?
· Do I need to inform my bank that I have the mortgage with first before listing the property? Do I need any permissions in writing?
· The property is currently tenanted. How can I best manage the tenant and his motivation to keep the property presentable for the viewings? Should I brief my property manager specifically on something.
· Should I know anything in specific regarding the conveyancing? How should I choose a conveyancer? Any traps to be aware or of?
