Hi! Do you use your own tenancy agreements or do you go for a one from DBH? It would be interesting to see how the self-made and DBH ones compare and if it is worthwhile doing your own. It will also be interesting to see what additional clauses people have to protect themselves as tenants and protect their properties - anything from maintenance clauses to no pets/no smoking type things... I've heard people put some specific stuff in such as using only "Shower Witch" products for shower cleaning etc.

Not sure why anyone would want to create their own tenancy agreement. There is nothing wrong with the DBH's tenancy agreement.www.PropertyMinder.co.nz

There is so much wrong with the DBH agreement.
BTW. Does anyone know if a tenancy agreement containing the following clause is legal?
Provision is hereby agreed that the landlord may terminate on 28days’ notice.

Are you answering your own question, Keys?
I'm very curious to know if the clause regarding landlord terminating a tenancy on a period other than what is on the DBH site is legalwww.PropertyMinder.co.nz

And S4 of the Act does quite explicitly say that it applies to all residential tenancy agreements....apart from a few noted exceptions covered in S5.
But hey, give it a go...in fact with the very next tenant you sign up LOL
And keep us informed...I'm sure it'll be entertaining

- the clause allowing the out-of-pocket Landlord to recover debt collection expenses?
- the clause banning caravans on the property?
- the clause banning the storage of unwarranted and unregistered cars on the property?
I could go on and on, but that's just for starters.
