Renters who renovate???

Hi everyone, i would appreciate any feedback or comments about whether or not it would be a worthy consideration for landlords or PI to consider allowing long term tenants to renovate their properties for them over a 6-12 month period in exhange for reduced rent? Does anyone actually do this or know of any cases where this has/has not worked and the pros/cons? Thank you.
