For a total build cost of $208657.72 or $1304.11/sm
These are the real costs that will be going into the depreciation schedule
Labour only builder, I paid the subbies direct, I did a fair amount of work myself (painting etc) - about 750 hrs

So add that to the cost and we get $246k

How did you work out plan/budget, how many hours of builders time would be needed?
How did you negotiate builders availability for different stages of your project?
Did you do this in Auckland?
Was this your first time?

I pay quickly as well.
This was in Hamilton.
It wasn't my 1st time building.
Knowing how houses fit together helps.
Talking a lot with the trades helps to know when they will be needed - they like to have pre-warning and will fit in with you better.
I'd give the drainlayer 2-3 weeks notice and he'd laugh - usually people give in 2-3 hrs (a day at the most) notice. So he was always there when I needed him, others may have been disappointed.

By the same token the builder has to have trust in you that you won't doubt every bill he gives.
Yes - I sourced all my materials including electrical and plumbing (we this was at cost to plumber).
