Strong growth in the value of residential housing has led many people to invest in residential rental properties with low yields.
This strong interest in residential property investment has been driven by several factors, including the lack of other clear investment opportunities. But with an improved global economy and many corporates providing good growth reports and positive outlooks, merger and acquisition activity has increased, particularly within the Asia/Pacific region, including New Zealand.
Experienced managers may achieve strong returns through either a management buyout (MBO) or management buy-in (MBI) of a business, rather than investing in residential property.
Providing the management team has the right skill set and a sound business plan, an MBO or MBI is an opportunity to obtain yields far higher than those available from rental properties, though clearly the risks are also greater.
