    I have a rental property in NZ with a mortgage from a NZ bank but have been living in Australia for some time. I do not own any property in Australia. With the current hikes in interest rates across the ditch in NZ and Australia rates staying much the same, its looking more and more attractive to move this debt to an Australian bank.

    Has anyone out there done this? Is it even possible?

    Why not just change it to an AUD loan at the same bank.
    If they don't do them other NZ banks should.

      Often having the loan in the same country (currency) as the property reduces any currency risk.

      For example, say the property was $1 million NZD, with $800,000 NZD debt. If exchange rate was 0.9, if changed to Aussi debt would be $720,000.

      If exchange rate changes, and NZD crashes to say 0.7. Then still have $720,000 Aussi debt, and if NZ property still worth $1 million in NZD, its now only $700,000 in Australian dollars so worth less than the loan.
