What is the best deal currently offered by Real Estate Agents?

I find it depends on the property. In this market you can sell privately again as we used to do quite easily back in 2007. When it was tougher to sell we went to using a real estate agent and found one that would do it at 2.8%.
Last year we sold 2 privately and 3 with an agent. What I go on is - how easy is it to sell this house. One of them had a few drawbacks - small yard and more suited to older people and I felt a good agent would sell this much better than I could which did work. Another one was in a price range where a lot of buyers would buy and seemed fairly easy to sell so I did it myself and saved the commission. If it was a really super property I would consider auction as the competition may drive the price up and more than pay for the commission but you have to think about the numbers - how much can we really get for this house and look at the sales stats for similar properties that sold recently.

I think it is a good sign that they don't. It means they have enough work, and are confident with their ability to get listings and sales. They are not prepared to work for you for a lower commission, when they can get other customers that are willing to pay the normal cost.

Does anyone out there have experience of negotiating commission for a property in the value range of around $2 Million? A high value property for the province it is located in (with 30 acres) (obviously not Auckland). Nothing comparable in the area. Could sell for anything from 1.9 to 2.5 Mil. Had one agent propose standard commission of $400 + 4% up to $300k then 2% thereafter. Another agent proposed $400 + 1.75% + GST across the whole sale price. huge difference! I'm thinking maybe 1.75% to $2 Mil then 4% or more over that.
