Hi Brett,
There are a variety of different structures depending on your circumstances. There is no one perfect solution for everyone.
If you are looking at large losses, then I would firstly question if you are buying a good rental. Secondly I would look at a structure that allows the rental losses to offset your income (could be LTC, sole trader, partnership, Trust if using other Trusts for business, could be a normal company if you have other businesses in a seperate Company).
If you are looking at cashflow positive, then you might like the income spreading benefits of a Trust.
Plus how important is asset protection to you?
There are lots of threads on Property Talk about Trusts, LTC's, Partnership vs LTC etc, so I would start searching.
