    Default Asbestos Roof

    Hey guys,
    Got a contract with two days due diligence.

    I suspect the roof is asbestos.

    Anyone in wellington region has dealt with asbestos roof and can recommend good people?

    If I assume it does contain asbestos and I am replacing it, $100/m2 ??

    I think you need a special asbestos removal company.

    Also apparently you need samples to be tested to see if it contains asbestos, but the turnaround time is 48 hrs for that....bugger.

    Try Capital Environmental Services, they test and recommend removal companies on their website. Nikau are very good removal operators but I am not sure if they operate in Wellington.

    Why do you need to remove the roof if it is asbestos? Containment via painting will keep the asbestos encapsulated until the product is at the end of its life. If it is near the end of its life now then it will be fairly expensive. I think $100/m2 may be a bit light but ask Nikau.

    The most common roofing material made with asbestos was super six. Google search "super six roofing profile" and there are several sites with helpful hints to identify the product .e.g. super six has 7 corrugations per sheet.

    perhaps don't need to remove the roof right now, but it will be a cost down the track evnetually. Better think about it now than later.

    painting is an option too to delay problem and perhaps much cheaper. for now....

    $200/m2???

    It has tiles rather than corrugated iron....and looks like snow has been fallen onto it....lol.

    How long does asbestos last for? I, too, have a place an asbestos roof.

    apparently it last for ages and it's a wonderful product ! doesn't rot etc.

    but when you need to replace it ,,, might be a bit poopy.

    I m gona leave mine.

    $150/m2 is a ball park figure as a general guide. Apparently. includes a specialist to remove and a roofer to reroof

    If kept well painted, almost indefinitely. I have seen some approaching 50 - 60 years and still going. Asbestos is relatively unaffected by the environment in comparison to modern fibre cement. It handles the cold well and heat really really well (it was used as fire insulation and to lag pipes).

    Sometimes the downfall of composite materials like modern fibre cement is that the fibre component is made of processed timber. If the fibre gets wet it can and will rot just like any other timber product. Direct fixed fibre cement sheet can hold enough moisture within the sheet itself to cause decay in untreated framing. The sheet can delaminate as the fibres are consumed by decay or mould, but this is generally in cases of significant leaking from cladding penetrations soaking the unpainted back of the sheet and not just night time condensation.

    Still seems a bit light to me. Is that supposed to be an all up cost? Or just removal and disposal of the asbestos?

    lol u keep on break my heart and hope garrett. how much do u reckon? i think that s removal . dispose and reroof. i was told by a roofer today but he could be wrong. i will try dig a bit deeper.
