This sounds like a bad idea. Young people don't have the same value and respect as those with a bit more life experience. Unless you can get significant guarantees from them and their parents... Surely you have plenty of other options?

You should have read the text conversation I had with an enquirer last week. I want a cheap flat. Got one I say $200 pw. Have you got anything cheaper she says. I ask how old are you.. 16 but my partner is 20. you need a guarantor I say. Partner can do that. No I say I need a parent. Father will go guarantor. So why doesn't he just pay the rent I ask. ???? comes back. We can afford it. The rent will take all of our spare cash and we will live on food parcels. I says Children should live with their parents. I am not a child ! the firm text comes back. I am a very mature 16 year old. The hills must be full of the sound of music tonight. A few minutes before Mrsaneperson's post I received a text from a past tenant. Excuse the language and the spelling but this is worth reading. "Hay is jes wear did u take al my sht to I want my sht bk or il b takn u to court kz that thift." Now this lovely young lady rented a flat last year with her beloved man. She moved out and left her brother in the flat. He seriously smashed it up doing about $2000 worth of damage. I tracked the lovely lady down and I guess the OE summons must have been served on her today. So I politely answered. "Your brother and his girl friend collected what they wanted. Have you asked him." Back comes the answer. "Do u have hs number plz am gta kil dat c@#@" Justice is mine. Eat your heart out darling. I am dipping into your benefit for the next couple of years to pay for the repairs. Next time choose a better brother.

Why do you rent properties to such tenants?
I'd be fairly annoyed if my PM let such characters any where near my properties.
Or is it a case of beggars can't be choosers in Nelson?The three most harmful addictions are heroin, carbohydrates and a monthly salary - Fred Wilson.

I'd not have replied until something arrived in English. I care not that Hay is Jess-Wear, nor that you took all her shirts. If she wants her shirts black, she should buy them in that colour, or dye them.

Ps I have just got back from another end of tenancy flat. Again another Christchurch evacuee. Smashed up TV and microwave in lounge. Lots of brown bottle smashed up into little bits all over the lounge floor. Inspected last week and looked fine. Tenant two weeks in arrears when I made the tribunal application. Will come out of it about $100 short plus cost of clean up. No damage to flat. NEXT please. Got your money? Standing up. You qualify. in you go.
