I have a new tenant moving into one of my properties. He is meeting me at the house on Friday night to sign the Tenancy Agreement and give me the bond etc. My first question is:
1. The deal is 3 weeks bond and 1 weeks rent. If I give him the keys to move in on Saturday, when should he have the first rent in my Bank account. This always confuses me. And he's going to pay the rent fortnightly, so if his next payday is next week, how do I work that out?
2. I want to make it clear that certain things should NOT be done with my property, and I want it in writing. Should these be stated on the Tenancy Agreement? For example, I don't want:
1. Cars to be parked on the front lawn (or back for that matter)
2. I don't want any extended family moving in without my knowledge
3. I want them to keep the oven clean (I only bought it 6 months ago, and a previous tenant at another property left the stove so filthy I practically had to get the Health Dept in)
4. I don't want them to hang things up on the walls and make holes. Other tenants put shelves up on the walls without my knowledge.
5. I want the lawns mowed. But that's a pretty open statement too. They could mow them when they're waist high - but they've still mowed them! Can I say how often I want them mowed, or is that going too far. Obviously, you need to mow more in summer than in winter. It's not like I want to give him a lawnmowing schedule or anything - well I do, but that's probably considered unreasonable!
I am just trying to cover all bases. I'm not anticipating them to do any of these things, but then I wasn't anticipating any of my past tenants to do these things either. I just think that as long as they know what they can't do, then hopefully they won't do it.
Any other "things I don't want them to do" that anybody else has used would be a help as well.
