Has anybody built a garage in Auckland (karaka/papakura) lately? I want to build a 9x7m 2.7 stud, is stand alone,unlined (except perhaps for bracing),concrete floor, couple of windows, one double width garage door, single std door, color steel roof, basic electrical, I will paint and do what I can. I know totalspan etc is cheaper but want it to match house hence weather board I reckon will be about 30k?

Possibly but by the time mr builder manages the project add their margins on time/materials and a bit of fat to cover themselves i would say it would be more like 40k, i would rather just get contractors in on labor only basis. my wife will bake them scones and ensure the aren't taking to piss :-)

labour only isnt always the best way to go, with a firm price you know how much its going to cost, i know of lots of labour only jobs taking way to long because the owner isnt up to running the job, getting materials when they are needed and getting various trades when they are needed also the labour only builder isnt going to care how long it takes at $45 to $50 a hr every hr whether he is working or waiting on materials

Dont forget that with a full build you also get a statutory guarantee - Consumer Goods Act.
With labour-only you get an argument between the builder and the material suppliers as to where any fault lies.
There is a discussion here somewhere about a guy who bought doors and then got a builder to install them.
He's now got arguments.

Just thought . . . dig around for a second hand one. TradeMe?
Did that years ago. Found someone who was putting up a larger garage. We took the old wooden one away free of charge.
I hired a large tandem-wheel trailer, and we took the roof off the garage and folded the walls down.
Had to build a new foundation on the new site, of course, but saved heaps on the garage itself.
You never know whats around until you look.

i doubt you will fit a 9x7 garage on your trailer, i built a 8x6 8inch concrete block garage with a deck above for 3k a few years ago, mind you its jam packed now with a 1970 V8 falcon a 1932 Austin 7 and a 17 ft Crestacraft boat, 2 motorbikes all my work c$#p and 5k worth of windsurfing gear and several push bikesLast edited by jimO; 23-02-2013, 05:35 AM.
