Im sure Im not the only one to have been in the starting all over again position and wont be the last? Would be inspiring to hear some success stories If anyone has one.
Anyway, the positives are that I have my health, a semi intelligent mind and a potentially decent (early 6 figure) income. Ive done a lot of reading and and am now at a point in designing myself a 10 year plan.
I have worked in it project management in the past and I enjoy renovating. So my plan is to buy (below MV) and flip (slightly below MV) until I have enough equity to have/produce some positive CF properties, if they still exist in NZ? I have no interest in buying and holding properties that are not high yielding because the ultimate goal for me is income generation (so I dont have to work a day job), so I want to be in and out with little market risk and realise my profit.
Are mortgagee sales the best way to find below MV properties? I realise these to be high risk, which sits ok with me as my plan is a decade.
As I wont be investing for a couple years, are there any free valuation or median price sites/tools I can use to gauge market value so I can do some dummy projects?
