I meant was would you rather pay a property manager a percentage or get a rental insurace and manage the property yourself. Or have I mixed my question. Thanks

Using a property manager is no guarantee that you won't experience grief from a tenant.
With an average property manager it's likely you just won't hear about it for a month or two!
Most of the "Landlord" house&contents policies also include a few weeks of lost rent.
The three most harmful addictions are heroin, carbohydrates and a monthly salary - Fred Wilson.
I use a property manager (since I am overseas) and have insurance. The cost is about the same as contents insurance I would have to have anyway and covers lost rent etc.
They are separate questions:
1. Rental manager or do it your self
2. Rental insurance or none.
The second question comes down to a few factors. As I said above, if you are already paying contents insurance, it might not cost more for specialist llandlord insurance.
