I know the defective title questions pop up everynow and again!
We are desperately trying to buy a property before the deposit requirement goes back up (we have 5%) and before house prices start getting out of our reach.
We have an offer on a house but the RV has come back with a defective title. The footprint differs slightly and also shows a deck but this is now a dining room. Apart from one corner actually missing (where the stairs are) the footprint is the same.
My questions are:
1. how much does it cost to get the flat plans changed?? We get os many different answers from people $,5-10k. $10k is alot different to $5k!
2. how hard is it to do?
3. our solicitor, a friend who is an architect and others say - don't do it! we so want a house and this one we can afford. Others are over what we want to pay. So we are nervous if we say no, we will not get another opportunity.
What is your opinion? Take the risk of taking on a defective title or the risk of hoping the deposit requirement doesnt change and a house comes up for what we want and can afford.
We do want to stay init for a while - min 5 years.
