I recently moved into a new rented apartment. (owner lives overseas and a friend of theirs is looking after the property and arranged the viewings and offered us the tenancy after discussing with the owners) This is the first property in New Zealand that I’ve leased without an agency.
In my last property, which I lived in for a year, I regularly called the building manager (who was employed by an agency but not the one we were renting through) to get electricity meter readings. (This is required regularly with the power company I am with) This was fast, efficient and FREE!
However my new building manager (not employed by an agency) has said that we are not allowed access to the meters and he will read it for us but the charge to do this is $15. (We get this done at least monthly)
Where do I stand? Is this fee legal? Is so, as a tenant do I have a right to access my meter box or does this just apply to the owner?
The owners friend mentioned in passing that the owners pay $60 per week to own an apartment in the building which I presume goes towards gym maintenance, refuse collection etc Does anybody know is this should cover meter readings?
Firstly I need my meter reading from my move in date. I don’t want to be billed for estimates throughout the year and the power company I’m with only done one reading in my last apartment in the 12 months I was with them.
