We have three investment properties in Wellington and are currently offshore. I have been having this dilemma about trying to reduce the cost of property mangers (especially because the ones i have had seem to cost me more money than i make!). Two of the properties are ticking along nicely and i thought that for these i could simply have a property maintenance team on call for any call maintenance issues, and run the books online from a far.
1) what are the draw backs to this?
2) Is it advisable to give the maintenance teams number directly to the tenants if things go wrong?
3) Does anyone know any honest and reliable property manitance teams in Wellington?
For the other we have some serious building work to fix some leaks. what is the best course of action to get major building work down on a property from abroad. Its leaky house by all accounts. I don't want the tenants to make the tenants vacate, its not an too bad-yet. but i want to get it sorted. does anyone know where i can get an experience quote for this type of building issue. And advice to dealing with tenants on such a matter.
