got a question re FTT - tenant signed for a year in august (we agreed to wait for the tenant 2weeks and to sign for a year). He rang saying that he is moving to another town and is giving notice...So I said hold on, you are on FTT, besides we require all notices to be in writing. He went on how there are no jobs here and that I need to be understanding - I explained that I would be happy to release him from his obligations under the FTT he signed provided he would cover all the costs of re-letting - advertising (TM only), checks, and should it take longer than 3wks to find a new tenant than the rent up till re-let...He said that he was advised by tenancy line to take us to TT as this is not reasonable given he is moving because of the job....my question is, are we being unreasonable? I am aware that some LL had troubles lately with FTT and that they have been terminated early for various reasons but what is the point of having FTT if you can't get at least the costs of re-letting covered?
